Fianza Clara helps you document the condition of a rental property upon arrival and departure, in an organized and hassle-free way. No more loose photo folders or notes on your phone that you can't find later: each inspection is organized by room, with its checklist, photos, and observations all in one place. HOW IT WORKS Create a property and start an Arrival, Departure, or Incident inspection during the rental period. The app guides you room by room—hallway, living room, kitchen, bathrooms, bedrooms, terrace, garage, storage room, or any custom room—with an eight-point checklist for each: general view, walls, floor, ceiling, windows, doors, electrical outlets, and furniture or appliances. Add photos with your phone's camera or from your gallery, write a note if needed, and move on to the next room. Everything is saved instantly: if you close the app mid-room, everything will be exactly as you left it when you return. It also records the readings for the water, electricity, and gas meters, the number of keys handed over, and adds a signature if both parties wish to document their agreement. COMPARE CHECK-IN AND CHECK-OUT WITH AI When you have a Check-In and Check-Out inspection of the same property, Fianza Clara can compare the photos of each room and point out, in simple language, any observable differences between them. You decide: review each observation, edit it if you wish, and confirm whether it should be included in the report. The AI never decides who is responsible, estimates costs, or classifies anything as normal wear and tear—that's up to people, not an algorithm. YOUR PRIVACY, IN YOUR HANDS Fianza Clara works offline and without an account for everything except the AI comparison. Before photographing documents, faces, or any information you prefer to conceal, the app suggests areas to blur directly on your phone. Your photos and notes are saved only on your device; nothing leaves it unless you choose to share or export your report. A REPORT YOU CAN REVIEW BEFORE YOU DECIDE Generate a PDF with a cover page, summary, each room with its photos and notes, meters, keys, and signatures. You can view the complete report in a free, watermarked preview before deciding whether to unlock it, and share it in full or a lighter version that's easier to send by email or messaging. No subscriptions or ads: you only pay for what you use, when you need it.
