According to Article 344 of the Turkish Code of Obligations, the rent increase rate and the legal upper limit are calculated.
Rent Increase Calculation and Tracking — Calculates the legal upper limit for rent increases according to Article 344 of the Turkish Code of Obligations (TBK). In residential and commercial property leases, the agreed increase for the renewed lease year cannot exceed the change based on the twelve-month average CPI of the previous lease year (TBK Article 344/1). In contracts longer than five years or renewed after five years, the amount may be determined by a judge; the application does not calculate this. In addition to the calculation, there is also a rent tracking program: it keeps track of the contract and monthly payments, and reminds you of renewals in advance. The application does not represent any government institution; it is not connected to the Turkish Statistical Institute (TÜİK). The result is a CALCULATION, not a legal opinion. You enter the CPI rate yourself — the application is not tied to any rate and does not pull data from TÜİK. Specific provisions in your contract and current legislation may change the result; consult a lawyer in case of a dispute. WHAT IT DOES • You enter the current CPI rate yourself; • No old rates embedded in the code are used. • Current rent and rate, legal upper limit, and new rent are instantly displayed. • You can also enter a manual upper limit: the lower of the CPI and the upper limit is taken and marked as "upper limit applied". • Monthly payment schedule is automatically displayed until renewal: paid, partial, late. • Remaining partial payments are carried over to the next month; bank and cash payments are collected separately. • Portfolio summary: total rent, legal maximum increase, upcoming renewals, outstanding receivables and payables. • Notification when renewal is approaching — no price increase discussion catches you off guard. • Annual total and projection for the following year, for contract and portfolio (24 hours with paid plan or rewarded advertising). • Impartial: landlord records collection, tenant records payment; no IBAN or name is required. HOW TO SET UP First, you register a contract — for example, "8,500 TL · 12-month average CPI 38.6%". The rest is up to the app: legal ceiling, new rent, monthly payment schedule, and renewal reminder. It also works without signals, only the free version's ads require a connection; light/dark themes and large fonts are supported. WHO IS IT FOR? Tenants and landlords; those who want to know the ceiling during the renewal period. WHAT IT DOESN'T DO? • It doesn't give you advice, it doesn't decide anything for you; what it shows are its own numbers derived from your rental records and the rates you enter. • There's no place to log in or upload — there's no sync button because there's no server behind it. • It doesn't ask you to create an account. No registration, no password. • It doesn't add developer analytics, it doesn't run a server. The Google Ads SDK collects IP, engagement, diagnostics, and device ID. • Here, free means ad-supported: bottom banner, interstitial, rewarded, rewarded interstitial, app launch, and a single card labeled "Ad" within your rental list. Interstitial ads stay away from the launch; rewarded interstitials introduce a screen that says "Skip". • Your status bar stays clean — no persistent notifications. PRIVACY Your rental records and the rates you enter remain on the device, nowhere else — the developer does not have a server to retrieve them from. Required permissions: network status, internet, notifications, ad identification of connection type, resume work on reboot, vibration, prevent phone from going to sleep while work is in progress, Google Play payment (no products for sale), and advertising in the free version. LIMITATIONS — honestly • Everything you see is calculated based on your rental records and the rates you enter, not from another source — a record you never entered doesn't exist, the app doesn't guess it. • When an official rate, threshold, or price is required, you enter the current value. A number placed inside the app would be wrong the moment the company changed it. • There is no cloud backup intentionally — it would put your records on a stranger's server. Use the backup in Settings before switching to a new phone.
