Home contents for insurance, plus check-in and check-out reports for rentals.

Inventory+ keeps two records that are easy to wish you had and hard to make after the fact: what you own, and what condition a rented property was in.
HOME: WHAT YOU OWN
Photograph each item, note what it cost and what it would cost to replace, add the serial number and keep the receipt. When you need to claim, the record already exists, with a total that adds up.
- Rooms and spaces, so you can walk the house methodically
- Photos and receipt photos on any item
- A receipt reader (Pro) that reads the price and date off a photographed receipt, entirely on your device
- Serial numbers, warranty dates and notes
- A PDF report with every item, its photo and its value
TENANCY: WHAT CONDITION IT WAS IN
Add a room and it arrives with the right checklist already in it, so a check-in is not a blank page. Grade each thing, add a note and a photo, take the meter readings, and produce a signed report.
- Room checklists that match the room: a kitchen gets its white goods, a garden gets fences and bins
- Condition, cleanliness notes and photographs on every line
- Electric, gas and water readings with the date they were taken
- Check-in, mid-tenancy and check-out reports with signature lines for both parties
WHAT CHANGED, WHICH IS THE ARGUMENT
Every inspection is frozen when you record it, so a check-in report still says what it said on the day, however many times you walk the property afterwards. Run the comparison and you get one document listing only what is different between the check-in and the latest inspection, worse first. That is what a deposit conversation is actually about.
The reports are honest about themselves. If a line was carried over from the last inspection rather than re-checked, it says so. If nobody graded something, it is never counted as better or worse.
FOR LANDLORDS
Hold as many properties as you let. Each one keeps its own rooms, meters, tenancies and inspection history, so a report can never mix two of them up, and a tenant is only ever compared against their own check-in.
- A tenancy records the tenant and the term, with the time remaining at a glance
- Start a new tenancy and the previous one keeps its record and its inspections
- Switch property from the top of the screen
YOURS, ON YOUR DEVICE
No account. No sign-in. No cloud. Nothing is uploaded and nothing is tracked. Your items, photographs and tenants' details stay on the phone unless you deliberately export them. Backups go to a folder you choose and can be encrypted with a password only you hold.
FREE, AND WHAT PRO ADDS
The free version holds 20 items with one photo each and one property, which is enough to try it properly. Pro is a one-time purchase, never a subscription: unlimited items, several photos per item, receipt photos, the receipt reader, the PDF insurance report, tenancy reports, CSV export and automatic backup. A second one-time purchase adds unlimited properties for landlords.
